Quiet Male looking for 1 BD to share (Newton/Aurburndale area)

I have been living in my current place in Newton Highlands for 16 years and owner says she needs to sell the house.
I am looking in the same area of Newton Highlands, Upper Falls, Auburndale, etc. I am curious if anyone would want to share a 1 bed with me? I would get the bedroom or living room or whatever works.
I do have a car and looking for some kind of easy parking.
Rent I could pay about $1000-1300 with utilities. So 1 bed would be $2000 to $2600 split between the two of us.
I have lived with men and women before. Both in group and single settings.
ABOUT MYSELF:
I am generally busy and may not see me much but home during some weekdays/nights. Work 16 hr days on weekend but often get 6-12 more hours. I often hang out in my room, but friendly, quiet, teach classical/pop piano/keyboard (I don't have a piano) on the outside I also work weekends in Boston, and sometimes a day or two during the week. I work 2 jobs.
I am easy going, nice, independent. Interested in many hobbies some of which are: graphic art, wildlife photography, hiking the White mtns. in NH, astronomy. I am clean, and would consider myself an outgoing introvert. I sometimes see friends on the outside.
Looking for non smoking, no parties, overnight guests, or drugs of any kind. (light alcohol ok) but I don’t drink.
I don't have any pets. Don't mind if you have a quiet, peaceful dog or cat.
I can give references. I have a credit score of 792.
