$800 / 3br - Unique but affordable temporary living situation (Boston)

My expectations is the stay will likely be about 3-4 months but a great and affordable short term solution for a family just looking for a bridge in between places at the moment. I am only asking for $1000 and I will cover all utilities.
The two most important factors other than the short term stay is that I will likely be staying a few days/nights a week (at the most) and likely stopping by every now and then (with a heads up) to potentially assist with renovations and the future sale. I also want to acknowledge that minor renovations are needed to finish things up before the sale. The renovations should not impact the livability of the home (no loud noises) and I will have a separate room from the main living areas that we can decide together to provide privacy.
The home is 3 floors. The first floor includes a living room with 65 inch TV, seating, desk, separate heat sources for colder nights, and can comfortably fit a family for evenings. There is a second room that includes a dining room and half bath (the bath does not have a working light at the moment). The remaining first floor is being renovated. The second floor is the primary area with a large open space living room with 75 inch TV in place, day bed, a kitchen, a full bath, and two bed rooms (one bed room has a full bed set which can be used by the tenant). The third floor does have two additional rooms that can be used as a bedroom but there is no heat/AC source. I primarily have used it for storage. There is enough parking for nearly 5 cars.
Dogs are ok but keep in mind that we have no fence and we live right on route 25 so it is VERY important to be aware of that and to make sure everyone is on a leash! We have several dog parks within a short 5 minute drive.
While there is only 1 master bath, I will likely only be staying a few nights a week at most and will shower at the other properties I am staying at.
