Hi all,
I'm Andrew, my roommate, Cody and I are looking for 4 roommates in a split level apartment in Brighton, MA for the 2024-2025 lease cycle starting September 1st, 2024.

(I know this is early but we need to have a group set in place before march 1st 2024)

We are looking for 4(four) individuals; who are neat and clean, as well as friendly, queer friendly, and 420 friendly to join us in our 6 bedroom, 2 bath apartment.

There are 4 rooms total up for grabs. Two are on the second floor and two are on the first floor.

The living room and kitchen will be pretty much empty as the current roommates stuff will be moved out leaving both if them a blank canvas of sorts as cody and myself do not have anything in these spaces. Both of these spaces are on the "first floor" of the unit. (The building as a whole is a duplex with the our two floors being the top unit).

Rooms:
room#1 is on the first floor and is next to the kitchen and small pantry we have. (Pics provided and labeled. Closet, two windows, and a High ceiling. Big enough to fit a queen size bed. Over head light.
Price: $650 a month plus utilities.

Room#2:
This room is on the second floor of our unit. Decent size: big enough to fit a queen size bed. One window and one closet. Average height ceiling. Over head light
Price: $650.

Room#3:
Room number three is basically a studio apartment unto itself. With its own technical separate entrance and its own mini-kitchen.(fridge, dishwasher,sink, and room for hotplate or toaster oven. (NO FULL OVEN IN THIS NSPACE) )
The only thing this roommate would share is the bathroom on the second floor with myself(Andrew)and the other new potential roommate.
One window and one skylight.
Price:$1250 plus utilities. (This room's price is extra because of the separate mini-kitchen within the room.

Room# 4: high ceiling. 2 windows. Closet.
Price:650 plus utilities.

Expenses:
Rent:4,500 a month plus(+) utilities. (Group lease, no individual leases).
Utilities are split evenly between all 6 of us.
But rent is split differently.
All cleaning/housing supplies are split evenly but the details about how can be worked out later.
Gas: split 6 ways summer: roughly 30 per person. Winter: it is more expensive and closer to 80 per person.
Electricity: split 6 ways roughly 80-90 person( note this may include the internet as the current roommate takes care of both.
Internet: we currently have RCA and the fastest plan we can get from them. Split 6 ways.

Needed to move in upon approval: last, and security deposit.

(This is from our landlords realtor company on what you would need. Upon applying and approval.

Credit/Debit Authorization Form (so we can process their card for the $500 leasing/sublet fee)

Guarantor form (TBD (to be determined)- will let you know if needed after reviewing application)

Everything would be due before March 1st as we have to have everything in before then.

Access:
EDIT: WE ARE NOT A PET FRIENDLY BUIDLING. NO PETS. SORRY. :(

There are lots of stairs, making it not very handicap accessible.
There is FREE laundry in the basement.
We are located on two major bus routes, the 70 and the 86 bus.
There is a Starmarket and a McDonald's within a 5 to 10 min walk.
Trader Joe's and stop and shop are also within walking distance. (Roughly a 30 min walk for both)
As well as a roughly 20 min walk to the Charles River and bike trails.
30 min from Harvard Square.
