Provides security, resident assistance and direct onsite maintenance for the day-to-day operations of the corporation under the direction of the Superintendent, Property Manager, and Shareholders.
This job scope includes communicating in person and via phone, and ensuring that all duties are completed and relayed with high quality and in a timely manner. Duties may include providing building access, delivering documents, packages, or other materials, monitoring for building failures, inspecting facilities, and light cleaning and repair work. General building knowledge and strong communication skills are required.
Keep the building secure by greeting and identifying all arrivals, and monitoring the property.
Maintain the high-end appearance of the property, which may include trash pickup, entry and curb sweeping, vacuuming, dusting, polishing, and weather protection, etc.
Receive and provide general support for residents, contractors, and guests.
Monitor and report on contractors as needed.
Promptly report unusual occurrences or damages as discovered.
Timely follow-up of outstanding tasks.
Monitor applicable supply inventory and report replenishment needs.
Maintain a professional courteous manner with all residents, guests, vendors, contractors, and fellow employees.
Perform all other related duties as assigned.
Requirements & Qualifications:
High school diploma or equivalent.
Exceptional customer service skills, on phone and in person, with residents, visitors, contractors, and fellow employees.
Can handle sensitive information with the highest degree of integrity and confidentiality.
Strong sense of urgency and problem solving skills.
Sharp attention to detail and excellent organizational skills.
Ability to handle multiple tasks with superb accuracy and achieve deadlines under pressure.
Capable of working both collaboratively and alone efficiently, productively with minimal supervision.
Maintains a clean work site that minimally interferes with clients.
Must be able to maintain professionalism and a positive service attitude at all times.
Color vision and hearing.
Must be able to lift and transport materials and equipment weighing up to 50 pounds on a frequent basis and up to 100 pounds on an occasional basis; prolonged standing and frequent bending, stooping, and reaching on a daily basis.
Requires a full range of physical motion in order to operate manual and electrically-powered tools, ladders, and equipment.
Work is performed indoors and outdoors, occasionally in environments that are hot/cold, dusty, noisy, or which could have work hazards.
Some additional shifts will be required when coverage is needed.
Ability to speak, read, comprehend, and write fluently in the English language.
Reliable transportation, public or private, must be maintained.
