Well-established property management company is seeking a full-time condominium manager for a 150-unit condominium property in Wellesley, MA. Previous condominium management and experience with condominium boards is required.

Responsibilities and Duties

-Ensure efficient operation of condominium community within established financial guidelines
-Draft and complete annual budget following both company and client guidelines
-Initiate bidding process for all service contractors for routine and non-routine matters
-Ensure all contractors are properly insured pursuant to company guidelines
-Monitor performance of service contractors
-Work with maintenance and subcontractors to maintain the properties and their grounds
-Effectively utilize all company software including but not limited to software used for storage, distribution, and monitoring of work orders, vendor contracts, meeting minutes, board packages, and unit owner communication, as well as software for invoice processing
-Provide superior customer service to residents, condominium owners and board members
-Respond to resident, owner and board member requests in a timely, efficient and courteous manner
-Prepare monthly board packages, attend monthly meetings, and complete requested action items between board meetings
-Communicate with board members proactively about action items completed and other management or maintenance matters that arise between meetings
-Lead effort to prepare for and attend Annual Meetings

Job Qualifications

-Excellent resident relations skills
-Understanding of condo documents and association by-laws
-Strong communication skills, both verbal and written
-Proven leadership skills and ability to take initiative
-Superior judgment and decision making skills
-3+ years' experience in condominium management
-Experience overseeing building envelope work preferred
-Bachelor's degree in related field preferred
