Summary:<br>
The Client Services Specialist non-exempt position is responsible for handling all inbound service requests for a national client base as well as performing outbound client calls. Currently, we are seeking an Assistant Site Manager to assist the Site Manager by acting as the on-site agent for Harborlight Community Partners by providing direct resident services in accordance with the management plan.<br>

Primary Responsibilities:<br>
<br>
•	Tenant Selection and Orientation - Manages tenant list on first come first serve basis.  Qualifies each applicant as meeting applicable income and asset guidelines.  Assists with prequalification process including orientation meeting to review requirements of lease contract and house rules.<br>
•	Vacancy and Turnover – Monitors advertising and waiting list to assure full occupancy.  Maintains waiting list including bi-annual communications to prospective tenants.  Responds to contacts from prospective applicants and provide application information as needed.<br>
•	Leases and Deposits – Ensures tenant signs lease and pays security deposit at time of move-in.  Also, tenant must sign a new lease and income certification once a year. <br>
•	Application Processing – Receives and processes completed applications.  Completes reference and CORI checks to assure quality residents.<br>
•	Income Certification of Tenants – Performs income certifications for new and renewing tenants in accordance with HUD guidelines.  Conducts recertification process for renewing tenants 120 days before recertification is due.<br>
•	Eviction Procedures – Assists Site Manager with eviction procedures as needed including documentation of relevant information.<br>
•	Tenant Participation – Works with residents who assist the Management Office with the preparation of the monthly newsletter as well as distribution.<br>
•	Tenant Satisfaction – Maintains a cordial presence in the Site Office and responds to tenant concerns and requests appropriately in accordance with established procedures.  Assists the Site Manager in actively encouraging community development among residents through social gatherings and regularly scheduled events.<br>
•	Uniform written Tenant Selection Plans That Aid and Support Drug-Free Housing- Enforces and follows all Fair Housing rules and regulations and follow tenant selection procedures.  Ensures resident has received the Resident Handbook outlining the rules and regulations of the property at time of move-in.  <br>
•	File Management – Works with Site Manager to maintain tenant and office files in accordance with HUD and company requirements.  Performs audits of files to ensure compliance.<br>
•	Coordination with the Finance Department – Assists the Site Manager with rent collections, deposits, recordkeeping, and monthly reconciliations.  Informs Finance Department of Move-outs so that the tenant’s security deposit can be returned in a timely fashion.<br>
•	Coordination with the Facilities Department - Notifies Facilities Staff of move-in and move-out dates, as well as scheduling a date for when vacant apartments will become available.  Assists with the processing of work orders.  Assists with annual apartment inspections for Turtle Creek and Turtle Woods.<br>
•	Performs other duties as assigned by the Site Manager.<br>
<br>
Required Abilities:  Two year degree in Business Administration or equivalent.  Certified Occupancy Specialist is a plus. Knowledge of HUD policies and procedures governing assisted and/or subsidized elder housing and the recertification process. Attention to detail and understanding of personal financial documents.  Demonstrated ability to communicate effectively (verbally and in writing).  Superior administrative and organizational skills. <p>We have a current opening for an Executive / Accounting Manager. This is a part-time contractor position for approximately 10+ hours per week, and is expected to eventually grow to become full-time. The position is in our Wakefield, MA office, with a high degree of flexibility. This is a high-level management position in a small company with a lot of potential for growth. Responsibilities include maintaining the Quickbooks accounting system, budgeting &amp; cash flow analysis, customer service, and managing the work of others. Also, an excellent on-the-job training program is provided for responsibilities including e-mail and web site account and domain management.</p>
<p>This is not a telecommuting position. You must be able to commute to our office in Wakefield, MA.</p>
<p><u>Required skills include:</u></p>
<ul>
  <li>Quickbooks - including invoicing, transaction data entry, basic analysis</li>
  <li>Excel spreadsheets including setting up ad-hoc cash flow, financial analysis, etc</li>
  <li>Managerial / project oversight skills</li>
  <li>Customer service / collections / troubleshooting</li>
  <li>Administration of a wide variety of on-line services</li>
  <li>General computer and Internet / web tech savvy skills are a major plus</li>
  <li>Degree in Accounting, I.T., or Management and / or equivalent depth of practical experience strongly preferred.</li>

Currently, we are seeking an Assistant Site Manager to assist the Site Manager by acting as the on-site agent for Harborlight Community Partners by providing direct resident services in accordance with the management plan.<br>

Primary Responsibilities:<br>
<br>
•	Tenant Selection and Orientation - Manages tenant list on first come first serve basis.  Qualifies each applicant as meeting applicable income and asset guidelines.  Assists with prequalification process including orientation meeting to review requirements of lease contract and house rules.<br>
•	Vacancy and Turnover – Monitors advertising and waiting list to assure full occupancy.  Maintains waiting list including bi-annual communications to prospective tenants.  Responds to contacts from prospective applicants and provide application information as needed.<br>
•	Leases and Deposits – Ensures tenant signs lease and pays security deposit at time of move-in.  Also, tenant must sign a new lease and income certification once a year. <br>
•	Application Processing – Receives and processes completed applications.  Completes reference and CORI checks to assure quality residents.<br>
•	Income Certification of Tenants – Performs income certifications for new and renewing tenants in accordance with HUD guidelines.  Conducts recertification process for renewing tenants 120 days before recertification is due.<br>
•	Eviction Procedures – Assists Site Manager with eviction procedures as needed including documentation of relevant information.<br>
•	Tenant Participation – Works with residents who assist the Management Office with the preparation of the monthly newsletter as well as distribution.<br>
•	Tenant Satisfaction – Maintains a cordial presence in the Site Office and responds to tenant concerns and requests appropriately in accordance with established procedures.  Assists the Site Manager in actively encouraging community development among residents through social gatherings and regularly scheduled events.<br>
•	Uniform written Tenant Selection Plans That Aid and Support Drug-Free Housing- Enforces and follows all Fair Housing rules and regulations and follow tenant selection procedures.  Ensures resident has received the Resident Handbook outlining the rules and regulations of the property at time of move-in.  <br>
•	File Management – Works with Site Manager to maintain tenant and office files in accordance with HUD and company requirements.  Performs audits of files to ensure compliance.<br>
•	Coordination with the Finance Department – Assists the Site Manager with rent collections, deposits, recordkeeping, and monthly reconciliations.  Informs Finance Department of Move-outs so that the tenant’s security deposit can be returned in a timely fashion.<br>
•	Coordination with the Facilities Department - Notifies Facilities Staff of move-in and move-out dates, as well as scheduling a date for when vacant apartments will become available.  Assists with the processing of work orders.  Assists with annual apartment inspections for Turtle Creek and Turtle Woods.<br>
•	Performs other duties as assigned by the Site Manager.<br>
<br>
Required Abilities:  Two year degree in Business Administration or equivalent.  Certified Occupancy Specialist is a plus. Knowledge of HUD policies and procedures governing assisted and/or subsidized elder housing and the recertification process. Attention to detail and understanding of personal financial documents.  Demonstrated ability to communicate effectively (verbally and in writing).  Superior administrative and organizational skills.  Demonstrated computer skills in Microsoft Office products, e-mail, etc. Boston Post or property management software knowledge a plus.  Bilingual Spanish and/or Portuguese a plus.  Willingness to travel to Harborlight Community Partners properties.  Must possess a valid driver’s license and reliable automobile.  <br>

Summary:<br>
The Client Services Specialist non-exempt position is responsible for handling all inbound service requests for a national client base as well as performing outbound client calls. <description><![CDATA[Want to work for a dynamic department? Osram Sylvania, one of the world's largest lighting manufacturers, is looking for a part time temporary Corp. Communications Assistant for our North American headquarters in Danvers, MA.

This person will, under limited supervision, perform administrative tasks in the corporate communications department using broad guidelines and independent judgment, including mail processing, travel scheduling and office supply ordering. 
<br>
<br>
Generate media coverage reports and along with presentations, charts and graphs. Assist with employee promotions and other special projects as required. 
<br><br>
Develop and maintain records, files, and data retrieval systems. May have occasional contact with vendors, reporters or employees, outside of the immediate work area. 
<br><br>
This is a part time temporary position expected to last a minimum of 9 months with the possibility of extension. The hours are flexible but will be 24 hours a week preferably M/W/F 8am to 5pm. 
<br><br>
There are no company paid benefits associated with this position. This person will not be an employee of Osram Sylvania but of our temporary agency. 
You will not be an OSI employee, but rather the employee of a temporary agency. Limited health benefits (paid by the individual) are available through the temp firm. 
<br><br>
This position pays $17-$19 /hr

Basic qualifications: <br>
