The apt. is on the 2nd and 3rd floors of a 4 floor townhouse located on a safe and quiet street. There are three other apts. in our building (basement, 1st floor, 4th floor.) The kitchen, living room/dining area, and the room for rent (the largest of the 3) are on the lower level, while a spiral staircase leads to the bathroom, laundry room, and other 2 bedrooms on the upper level.

The apt will be fully furnished except for your bedroom. The rent is $1200 a month with utilities (heat, hot water, gas, electric) included. (The landlord takes care of it.) Cable/wireless internet is separate, but usually doesn't amount to more than $30/month for each of us. Also, the lease is a tenancy at will, which means you're not committed to living here for a specific amount of time, though my roommate and I are looking for someone who will stay at least six months. Longer than that is definitely welcomed.

The room for rent is huge with a working fireplace, chandelier, high ceilings, and views of the Prudential and John Hancock. The room is rear facing, looking out over a grassy courtyard (whose use is shared among its surrounding tenants.) There is also a small fire escape/balcony outside one of the windows for your use as well.

Our current roommate fits a queen bed, love seat, large desk, dresser, and wardrobe, with room to spare. Since the room was originally constructed as the dining area it doesn't have any closets, but there is ample space for dressers, chests, wardrobes, and whatever else you may need.

Here are the basic requirements:

A wonderful landlord, who keeps the building and apartments in great condition! If you have a car and need a garage, there is one two blocks away that I use as well. About the apartment: It's on Harvard Ave in Brookline (Avenue, not street -- people confuse that). It is a very quiet street, approximately 6-7 minutes walk from both C and D green lines on the T. There are two bedrooms, a large living room, a dining area, a decent-size kitchen and a balcony. (The apartment is on the second floor) The apartment is around ~1200sq ft, very large by Boston standards. The rent I'm paying right now is $2200 including one garage parking (although we used to fit two cars in there with my old roommate) and excluding the utilities. However, I'm open to any negotiation on the rent, since one of the bedroom is designed to be a master bedroom, is larger than the other one and has its own bathroom in the room. The apartment has central heating with A/C units in the two bedrooms and the living room. The apartment is extremely quiet so no parties or anything of that sort could be organized.

The landlords are great people, they have never caused any problems. They have offered help with finding a roommate when I told them I would have to move out.

Large bedroom in a two-bedroom apartment is available August 1. It's located in Waltham on Crescent St., right off of Moody St., the restaurant capital of the area, and is only five minutes from the MA Pike, and I-95/Rt. 128. T bus station is a two block walk away, and the commuter rail is only a two minute drive/ten minute walk from the front stoop. The apartment is located on the top floor of a converted three floor house; there are two single bedroom apartments on both the first and second floors. In my five years of living here, I very rarely see the neighbors and have almost never heard them. There is on-street parking in front of the house, but there is also a parking lot strictly for tenants in the back, so you are guaranteed parking whenever (great for in the winter!).

The apartment is the entire third floor with large living room, eat-in kitchen, and bathroom as the common spaces. Hardwood floors throughout the apartment and it is very light since the surrounding buildings are only two stories tall and there are plenty of windows, hence I have lots of green plants lovin' it. I have a nice kitchen table with four chairs, cooking supplies and plates, glasses, utensils, etc. for all to share. I also have a full washer and dryer in the bathroom, which I have no problem sharing. The water pressure in the shower is great. The living room currently has a small couch and an armchair, TV and chest, and various side tables/bookshelves. I am not attached to any of this furniture, with the exception of two family antiques, so if you have any living space furniture you'd like to bring, that'd be great. The apartment is shaped like a crescent (fitting, don't you think?). I've found this is awesome, in terms of privacy and noise separation. My room is in front of the house at the top of the stairs right as you come up, the living room is in the middle, and your room is on the other side of the house right before the kitchen.

Your room is pretty large; dimensions are about 18 feet by 11 feet. Past roommates have had no problem fitting a queen-sized bed, with side tables, dresser/wardrobe, and full desk in there. It has two windows and hardwood floors. The only drawback is the closet is very small and located right outside the bedroom door, not in the room itself.

Heat is included in the rent of $650 (per person). The lease is yearly and signed by both of us. I have never met the landlord - his son is property manager and in general responds well to requests. If there is anything that needs immediate fixing, such as when our hot water tank bit the dust, he will respond right away and the problem is taken care of within twenty-four hours. For things less dire, like a broken screen, he is more relaxed about when he gets around to it. I'm have taken to doing some things on my own because I don't want to wait, but I draw the line at any real time/energy/money investment. That said, the front stairwell looks very unkempt, as he has not finished plastering it - but as this is not in the apartment itself, most of the time, I can ignore its sad state of affairs. Utilities of hot water and electricity (gas for stove, hot water, and dryer). tends to be about $80.00/month, which is split between the two of us. I tend to use the television set for watching videos and DVDs and don�t watch much TV at all, so I do not subscribe to cable. However, if you would like to subscribe to a provider for that and are willing to carry the full cost, that, of course, is fine. I do have broadband internet (through RCN) and that runs $40.00/month. Again, if you chose to use it, or want to switch providers, we would simply split the cost. As hot as it can get on the third floor in the summer, I don�t use air conditioning, and instead run multiple fans. If you want air conditioning, we�d have to work out a mutually acceptable means of how to split electricity costs.

A bit about me: I�m thirty-two, pretty laid back, and respectful of others. I keep a neat house, but don�t go crazy with it (dirty dishes are my weakness and it might take me twenty-four hours to get to them, but I will get to them). I tend to be pretty busy and am out a lot either at work (carpenter), my second job (video assistant), on the river (I row), or out with my boyfriend. He is over two or three nights a week and we tend to be really low key. I feel like my home is my sanctuary from the rest of my life, so I like to keep it calm and quiet. I rarely have friends over � we usually are out and off doing something � and besides occasional visits from near-by-living family, it�s usually just me. I am totally open to girlfriend/boyfriend visits and feel that as long as expectations and boundaries are discussed at the beginning (I don�t want a third roommate, for example), pretty much anything goes. I have a small parrot who lives in my room with the door closed when I�m not home. He does not fly, and so goes only where I take him. When I�m home, he�s usually in whatever room I�m in. None of my earlier roommates have expressed any problems with him, and I�m very sensitive to making sure everyone feels comfortable. He is like family and here to stay, however, so this would not be a good apartment for a bird-phobic roommate. Any other pet you have is fine; both I and the landlord are cool with it. If it�s a dog, we�d have to do a trial run with it and the bird, but anything else, cats, birds, fish, rodents, etc. are great. I do have extreme allergies to scents and smoke, so no smoking by you or guests anywhere in the building.

This is a very long novel of introduction, but I�ve been on the looking end for apartments before, and there is nothing worse than wasting your afternoon seeing a place that you could�ve avoided by knowing one simple thing. The lease is available August 1st.
