Grove Isle Condo is an over-55 active adult lifestyle community -- two swimming pools, two club houses, hot tub, two new tennis courts, walking trails out to the Intracoastal Waterway and the Indian River, dock and boat launch (small boats only), lakes, many social activities and tournaments.
We have two homes in Florida, this condo and a home in north Florida. We are looking to exchange one of our properties for a similar property in Boston area so that during at least part of the year we can be closer to our grandchildren, who live in Wayland. Our value is about $150,000 [I have $166,000 invested in the remodel.] We are looking to trade our condo for a property worth up to $250,000. Our condo is "free and clear" which means that we have no mortgage. We are intending to trade our equity in this house for a house or condo that may be priced more or less than our equity, so we will trade up or down depending on the circumstances, and we will obtain financing or provide a mortgage, depending on whether the trade is up or down. It is easiest to trade when there are no mortgages involved and it is just a matter of balancing equity. Please be aware that unless you have equity in your home you have nothing to trade.
Because we have grandchildren in Boston, our primary preference is western Massachusetts, but it could be elsewhere in New England within 75 miles of Boston. We will occupy the condo/house for 4-5 months, spring through fall. An "active senior" community would be ideal. Each option will present us with less than perfect considerations and it is the relative balance of factors that will help us with our decision among competing considerations. We like modern style and relatively new construction but traditional is ok if modernized, contemporary kitchen and baths, architecturally interesting. We prefer a property that does not have lots of yard to mow or bushes to trim, which is why I prefer a condo or a wooded lot. In any event we are looking for quality construction and features. Adequate storage. Good appliances. Prefer hard surface floors in living areas (tile, wood, quality vinyl) but carpet ok in sleeping areas. We assume that if you are interested in our condo you will have a feel for what we mean by quality. We would like a 3/2 but 2 bedrooms and minimum 1.5 baths would work. If a townhome at least the master bedroom and bath have to be on the main floor (I am 72 and have to consider the time when I may have difficulty with stairs).
