Very small business owner looking for help to set up retail accounting program to manage expenses and revenue for a couple of rental properties.

Looking for someone to recomend and install program and start loading some data
Show me how to create invoices and post rental revenue 1-3 times per month.
Show me how to accept revenue and off off invoices and take approiate fed state taxes out.

This small business program that is recomended should be used by person who will train me. I am thinking of something like quicken or like but you tell me.

I do not need a full fledge accountant but someone that can help setup and help me get started.
